5 HVAC Problems Commonly Seen in Older Homes in Oak Ridge, TN

Aging AC System and Furnace
Routinely maintained HVAC equipment generally lasts 15 to 20 years. An outdated system, or one that is long out of warranty, typically doesn’t run as efficiently as intended. An HVAC system that works harder to heat or cool an older home usually requires more frequent attention, especially if it’s nearing its useful lifespan.
It may be time to perform upgrades to your home, such as insulating the attic or replacing the windows. You’ll also want to consider replacing your heating and air conditioning equipment with newer, more energy-efficient options. This will help save on utility bills.
Single-Zoned HVAC System
Many older homes have single-zoned HVAC systems that operate off of a single thermostat. Newer homes tend to have at least two zones, one for the first floor and another for the second floor. This allows you to reduce the heating or air conditioning on the first floor while you’re sleeping upstairs.
A newer zoned HVAC system with properly designed ductwork and dampers will greatly improve the amount of energy you use to heat or cool your home. This will require two or more thermostats for better control. You can also opt to create multiple temperature zones in your house with a multi-zone ductless HVAC installation.
Outdated Thermostat
Do you still have a manually operated dial-type thermostat to control your HVAC system? These thermostats can cause the system to cycle frequently, depending on placement.
Newer digital thermostats are programmable so you don’t have to worry about your HVAC system using energy at inopportune times, such as when you are at work or on vacation. You can operate a smart thermostat remotely using your smartphone. This is very convenient if you have forgotten to adjust your thermostat when traveling or want the house to be a certain temperature by the time you get home.
Placement of the thermostat is equally as important as the type of thermostat. It makes good sense to have the thermostat on an interior wall in an area of the house where you spend most of your time. The exception to this would be the kitchen where running appliances will keep the space warmer than other rooms.
Poorly Sealed Ductwork
Older sheet metal ductwork was often installed in older homes with joints that usually weren’t properly sealed or insulated. The connection points, especially at elbows, require sealing with duct mastic and/or foil tape to ensure that conditioned air is getting to and from the registers and not escaping into the basement, attic or walls.
A supply duct running through unheated or uncooled spaces benefits from insulation wrapped around it. The insulation has seams that also need sealing. Poorly sealed and improperly insulated ductwork can cost you significant heat loss or insufficient cooling.
Unhealthy Indoor Air Quality
An older home may experience gaps around windows and doors where pollen and dust can make their way inside. Once these particulates enter the air, your HVAC system can recirculate them throughout the house. This can lead to allergies, asthma flare-ups and upper respiratory irritation.
Over time, dust, pollen, pet dander, and biological matter can build up inside your ducts leading to reduced airflow and clogged filters. With proper maintenance and duct cleaning, you’ll minimize restricted airflow. Sealing gaps on the exterior of the home can improve indoor air quality and help to improve utility costs.
